Wokingham Ex-NatWest Bank Development

On October 30, 2023, we acquired the former NatWest bank building in Wokingham through a competitive tendering process. This strategic purchase marked the beginning of an ambitious redevelopment project to transform this iconic building into modern, high-quality residential flats.

Permitted Development Success
Before exchange, we secured permitted development rights to convert the building into 8 flats. Additionally, we submitted a planning application for new windows to accommodate the 9th flat, achieving approval within 56 days through a re-submitted PD application. This proactive approach ensured that all flats would have the necessary natural light and ventilation, enhancing the quality of living for future residents.

Expansion Plans
Recognizing the potential to maximize the use of the building, we applied for planning permission to add two more flats in the roof space. After a detailed review, approval was granted, subject to a Community Infrastructure Levy (CIL) payment, allowing us to expand the project further.

Show Flat Completion
Just nine months after acquisition, the transformation is well underway. The show flat is now complete, showcasing our commitment to quality and attention to detail. This milestone marks the start of the sales process, and we are excited to welcome potential buyers to experience firsthand the unique charm and modern conveniences of this newly developed property.

Project Overview

Broad House is a former bank building located in the heart of Wokingham. The property was acquired with a view to transforming it into a high-quality residential-led mixed-use development. The plan involved a Class MA PD conversion into 8 residential flats along with 2 commercial units on the ground floor. The project aimed to take advantage of the property’s prime location, architectural potential, and strong local demand for housing.

An experienced team including planning consultants, architects, engineers, and legal advisors was assembled to manage every stage of the development from acquisition through to completion.

Our Transformation Process

The transformation began with a conditional acquisition and a delayed completion strategy. Key planning and structural changes were carried out in stages:

  • Stage 1: Submitted and approved MA PD application for conversion into 8 flats with 2 commercial units.
  • Stage 2: Applied for and secured permission for additional windows to enhance natural lighting.
  • Stage 3: A second MA PD application was approved to convert the scheme into 9 flats and 1 commercial unit.
  • Stage 4: A full planning application was submitted for a roof alteration to add 2 more flats.

Demolition and strip-out presented challenges due to heavy internal infrastructure, including vault doors and safes. Careful coordination with structural engineers and contractors ensured safe removal and preparation of the site for redevelopment.

Throughout, meticulous scheduling included electricity and water connections, scaffold works, tendering, and compliance with building regulations. Final completion is planned for late 2024.
