Project Overview

Stuart Lodge was a locally listed, run-down office building located in High Wycombe. Recognising its potential for residential conversion, planning permission was secured to transform the site into five high-quality apartments. This included converting the garage and constructing two additional storeys above, as well as replacing a non-compliant single-storey extension.

High Wycombe is a commuter town northwest of London, nestled in the Chiltern Hills. With strong transport links, cultural landmarks like Hughenden Manor and Wycombe Museum, and rising demand for rental accommodation, the location aligned well with our build-to-rent strategy.

Our Transformation Process

  • The original garage was converted and extended vertically by two storeys.
  • The substandard single-storey extension was demolished and rebuilt with new foundations and cavity walls.
  • A brand-new Spanish slate roof was installed.
  • All timber joists were upgraded, with sound and fireproof boarding throughout as per regulations.
  • Full internal strip-out to brick, new partition walls, and a staircase to the second floor.
  • New cavity wall construction and complete drainage replacement.
  • Five fully fitted kitchens and eight luxury bathrooms were installed.
  • Internal finishes included Luxury Vinyl Tiles (LVT), FD30 doors, modern carpentry, and new wiring.
  • Each apartment was fitted with electric heating, UPVC sash windows, new electric and water meters (one per flat and one landlord supply), and a full fire alarm system.
  • Five off-street parking spaces with EV charging points were incorporated.

  • 5 apartments with a mix of 1 and 2 bedrooms, ranging from 39.2 sqm to 73.8 sqm.
  • Designed for 2–4 persons per flat.

  • Open-plan layouts with handle-less, custom kitchens (AEG & Zanussi appliances).
  • Porcelain floor-to-ceiling tiles in bathrooms with large shower trays and premium fixtures.
  • LVT flooring, soundproofing, and fire resistance measures across all units.

Modern Infrastructure:

  • Commercial front door and security entrance.
  • Independent utility connections and upgraded drainage.
  • EV charging-ready parking, one per flat.

  • Old total floor space: 226 m² (2432 sq. ft)
