Description

This land was purchased on 3rd December 2018 for £440,000 with planning permission in place for 4 no 1-bedroom flats.

The land was initially a warehouse at the back of 78 Queens Road, which are demolished after securing planning permission.

When we purchased the land we had to deal with many technical issues relating to unresolved party wall agreement, piling and it being a very tight site. We managed to resolve the issues, avoided using piling by creating a cantilever support to the next door foundation. And despite all the constraints with the lack of space on site for facilities, the Ecobuild group completed the build within time and as agreed in the fixed price JCT contract.

The Ecobuild group focussed on reducing carbon footprint and increasing energy efficiency that will bring long term energy efficiency. The building incorporates eco foundations, eco walls, eco floors and eco roof.

Location

The flats are a 2 minutes’ walk to Intu, Watford, and ½ mile in walking distance from the Watford high street tube station and Watford Junction over ground station.

Project Overview

Located in central Watford, this development consists of four newly built one-bedroom apartments. The site was originally occupied by an old warehouse that had already been demolished, with planning permission secured for residential development. The project aligns with our long-term build-to-rent strategy, targeting young families and professional couples in a high-demand rental area known for its strong transport links and thriving business presence.

Our Transformation Process

The build was technically complex due to the restricted space between existing buildings and the site’s position behind a mixed-use property. Challenges included limited access for construction logistics, managing party-wall agreements, meeting soundproofing standards, and installing a fire mist system. Despite these constraints and the impact of a national lockdown near completion, the project was delivered on time with full compliance and readiness for tenancy.
