Purchased property through Caresure Limited for £500,000 in October 2007. Manni and Romey Chopra are the two Directors of Caresure Limited. Funded by NatWest at 75% facility, 1% rate. Balance own cash. Existing care home with established business operation and staff. Retirement sale. Property consisted on 11 bed care home at time of acquisition. Subsequently renovated and improved accommodation from 11 to 15 registrations. CQC reports all good. Dealing with dementia and mental health, both over and under age 65. Dealing with English and Scottish clients. Works cost £65,000. Own cash. Property flooded in December 2015 when airlift of residents out. Then dealt with Loss Adjuster for Zurich. Relocation of staff and residents. Met staff wages at £25,000 pcm. Bank facility for this purpose. Zurich insurance policy had business interruption coverage and dealt with three sets of Loss Adjusters. Effected initial works to preserve building, dispute with Zurich meant court proceedings. Total settlement bill £900,000, of which £250,000 wages. Sourced contractor to do works and re-established care home with 16 rooms. Works carried out under direct supervision included tanking of basement and a range of measures to combat further flooding including non-return stop valves, specialist rendering of plaster ground floor and basement, waterproof flooring so that in the event of a recurrence works needed would be reduced. Employed local contractors under Romey Chopra’s supervision dealing with plumbing, heating, electrics. Business fully operational by January 2017.
